Timed the market perfectly with the refi and the combination of long term and short term rents is bringing you some amazing cashflow!

Once I start having some success there, now I don't look at California and get disappointed, now I just enjoy exploring creative strategies and making my network in different states, and talking with amazing people making money in unique ways. 

There are some amazing opportunities in Philly and in AC (from what Ive heard from a number of folks).

@Phyo Ko I personally started off negative cashflow on my first several properties here in San Diego...I wasn't buying anything amazing, just barely base hits, and they eventually turned out fine as I was learning more and more each time. 

There is an amazing wealth of knowledge to be gained from these forums. 

You would be amazed what people don't know.

One group will say it's necessary to do XYZ and that XYZ career is so amazing and flexible and high paying and so many jobs being added every year, then the next group says you can just get XYZ education and that the job has terrible pay and work life balance and they're doing a bunch of layoffs etc.
