@Jasmine C.We found some good handymen by asking everyone we could think of -  realtors, our real estate attorney, looking at REI pages and memberships posted on the web, reviewing and posting to forums like Bigger Pockets, and so on.   

We of course will have our door slot available for money orders to be accepted but we HIGHLY DISCOURAGE cash payments using this process.

My concern would be whether any buyers would be able to get financing, since lenders look at the functionality of a COA as a factor in lending (a greater extent in some case, a lesser extent in others, but all at least ask for information....).If you are still deciding and need to nail down the question of the diversification of ownership, I recommend going to the tax assessor's Web page and seeing if there is a "subdivision" filter that you can use.  

Good tenants live in bad neighborhoods too, not all of them are bad, most just got themselves into unfortunate situations, divorces, had kids too young and got in over their head etc. there's slot of money to be made in these areas if you're smart about it and do enough research.

That will be your best next option for buy and hold once you hit your cap of 10 properties unless you 1031 exchange into less finances properties to open up slots.

We had an artist apply, and found it very odd that he didn't have  a Pinterest or web presence.  

I now want to terminate a lease and all my correspondence with the tenant has been through text and email but my lease states I have to either 1st class mail or hand deliver (post to door or using door slot allowed).

I am not sure why every web designer thinks every change also needs a new"look" too.
