thank you so much for the feedback....much appreciated :-)@Meghan McCallum.....Tanks for the tips on exit strategy, that's one are where I went wrong in the past, the other was not having trustworthy team@John Leavelle....I was in Washington but didn't have a good team in place and didn't account for some of the challenges like tenant problems that led to eviction...costly!

I am not aware of the rental market you are looking in but $1,200 for a 2/1 in most California markets is low, Square Footage being a big variable here.
