thank you so much for the feedback....much appreciated :-)@Meghan McCallum.....Tanks for the tips on exit strategy, that's one are where I went wrong in the past, the other was not having trustworthy team@John Leavelle....I was in Washington but didn't have a good team in place and didn't account for some of the challenges like tenant problems that led to eviction...costly!  

The square footage when finished will be in line with the largest homes in our neighborhood, so we won't be making it too big for the location.

I use Square Cash App with all of my tenants to complete rent transactions each month.

I am puzzled as to why this apt isn't selling fast... it's priced at $2300/m and is 2000 square feet.

I am not aware of the rental market you are looking in but $1,200 for a 2/1 in most California markets is low, Square Footage being a big variable here.

Kaiser just decided to go to war with the AG in WA state and look were that got himAlthough just today.. ( I am in Vegas)  my lift driver starts to talk about this great new program of asset recovery.. finding money that is owed banks and owners when their props have been lost to foreclosure or tax sale... 

House is a multi-family, two bedroom on main floor, studio up top, 1200 square feet total - previously rented for $700 main, $350 for studio.
