I coach clients through these decision-making processes all the time. 

In Las Vegas there was a “huge” fine/penalty.

We are closing about 180 transactions this year, I am in the top 1% in our metro area and I coach young agents, so I see the difference in skill and experience.Our Milwaukee MLS lets us set up clients with a login to an MLS portal and with some tricks that's almost as good as agent access.

I did deal with a 2 yr old water heater that decided to break while I was in Vegas. 

I think it is good to find those markets that you think could become like the next Vegas or Colorado Springs and invest there.  

Hey Jeff, I'm an investor in the Vegas market too brother – definitely been seeing much higher inventory and investor activity lately (thus resulting in more wholesale deals).This is happening in a lot of cities, not just Vegas. 

I'm considering coaching but wasn't sure about the time commitment.

Regardless if you plan on being in it for a year or more, it's recommended that you have an accountability/coaching group where you can get questions answered and help people as well.
