A judge would ask to look at the lease, and if there isn't one then it's the owners property so I would assume they have the right to use it however they please and you have zero rights to the space.

Ask the standard questions: age of the home, size of the home and lot, number of beds, baths, is there a garage (attached or detached), any recent renos (were they inspected or permitted), how much of the space is finished, etc.

Be aware though that there are many modular companies and some are more expensive than design/build custom ADUs.I would also agree with with Andrew, a conversion of an existing space (like a garage) might be the cheapest.Also, check with your city laws on what's an allowable ADU to construct based on your current home and rental regulations for them.Collin

Hi Marc, I think if they try to invade your personal space, I feel like that's a good "bad sign". lol Well, yes, real estate agency is a personable profession, but if someone tries to be a P.I and research you to "know what you did last summer", it would make it awkward for you to connect with that person moving forward.However, sometimes, people are bitter/"different" because they've gone through something in the past to where it makes it difficult to connect with "new" people.
