Things like population, job growth, major employers in the area, current and future market trends, universities, etc etc.Hope that helps!

In an alternate universe let's say that same investor sells the property and nets 30k. 

My guess would be by the universities out there.

I've got two PhDs - one from a regular university and one from Hard Knocks university🤣

It is also a big college town having Indiana University located here. 

So my perspective comes from experience investing in different cities just not living and investing in one city and do far by the grace of universe, all have been cash flowing and also appreciating

I just finished my football career at the University of Kentucky and I recently became a real estate agent in Northern Kentucky (with plans to get my Ohio license to practice in Cincinnati as well).

I'm also looking into the Tallahassee area for a rental property and was considering around the university.
