Probably the safest way to work with them is to have them provide the financing while you do the rehab work and design but with a 50/50 split on the profit, or what ever suits you fancy.

I have a flip coming up in an A neighborhood (solid middle to upper-middle class, nice neighborhood).I hate paneling.  But do I paint it or remove it and put up drywall?  Maybe one of you wizzes can show me in photosh...

(I used the numbers @BrandonTurner suggested in his rental property analysis webinar for future assumptions [2%} and monthly variable expenses [10%])The cash-flow is based on full occupancy (two tenants), but there is currently only one tenant in the duplex.The duplex is an upper-lower set-up (so one tenant lives in the split-level style basement with egress windows).

The more detailed the agreement, the less likely you are to have problems.An even split would not be that unusual even with a 80-20 split on cash, if the partner with less money had more time or experience.
