With commercial financing it is all smoke and mirrors, then you get a ridiculous contract you cant read, with things hidden everywhere, more importantly your time wasted.

#1 would have you doing them now, and hoping the bank approves the deal, if the bank counters high, or refuses to approve, your inspection money is wasted.
