In September, the town came out to the property and did some work and proceeded to put a lien on the property, which is also showing the owner's name, not a bank. 

I'm not afraid of hard work and I enjoy analysis and advanced excel use so if you could use either one of those in your life let's talk.

@Christina Phillips you can write the basics of how deals work and things to appeal to desperate home owners, gives them help and they may in turn give you business.

I guess I'm most peeved that they kept saying they had permits for the work and all the while they didn't.Anyhow - I'm open to hear your take on the situation.

I looked at a park for someone toady that has hired me to do such work, and the town had 20,000 people in it in the 40, and is down to 10,000 now.

I don't find it useful as if I'm going to take short cuts in my analysis i will use the local market expense ratios , not something based on nationwide figures.  

They are looking for work and most invest themselves somewhat so they understand the needs.

If not, that may be his reason why he doesn't want to put in the extra work and cold-call off-market opportunities.
