A 30-50% cash return is pretty attractive to some people.

I am a relatively new investor who purchased my first 3 deals (SFR's) here in Lufkin, Texas with excellent cash on cash returns thus far.  

Can you explain what BREIT's "promote fee via up preferred return and waterfall" means? 

Do you know what percentage he was returning on those initial flips by chance?

The wholesaler has found a buyer and is now refusing to return any portion of the assignment fee.

It's a business entity set up with it's own TIN, filing it's own tax return, and with a different ownership composition than the tax payer for your 1031 property. 

This is where you're really going to be able to find property at a discount and maximize your returns while also ensuring the lowest basis (and therefore the lowest amount of risk).

I do have to point out that regardless of cash flow, or return on investment, etc, the smaller units are A LOT MORE LABOR-INTENSIVE.

For the small return, my membership decided the business had become an opportunity not worth pursuing.
