So they know those items are done and done to code.. then you have framing sheer wall siding roof etc. that's the next big inspection. then your clear to insulate sheet rock finish plumbing elec etc etc.4 inspections usually do it.. and we pay 75.00 per.Now on rehab its a little tougher as each one is so unique.

You may have to "open up", then repair, some of the work to inspect plumbing, electrical work, etc. that was done.

Fast forward one week, and the contractor had entirely removed the bathroom in the house (as in: all walls gone, all plumbing gone, everything gone).Needless to say, if I had heeded the advice, I wouldn't have to completely install a new bathroom.Thanks to both of you and good luck with your REI.

Hi Scott, I've owned one for 2 years and the other used to be our former home until we moved to Rochester.The one I bought two years ago was a foreclosure, I spent almost 4 months doing repairs and total bath remodel, flooring, painting, plumbing.

Need to dig it up and hope it is outside the slab, if outside and accessible, repair should run about $100 (assuming copper plumbing), if in the slab, more like $500 and the floor will have to be opened up.

The first one I did a lot of stuff myself (thankfully it was small a small 2/1 which needed plumbing (bath and kitchen), paint, wood floors and minor electrical).
