Find a good agent or appraiser who can estimate the value for you.Also, consider that building a bigger house tends to be less expensive (per square foot) than building a smaller house, simply because you have more empty square footage

As an FYI, your local building code department may limit the number of people in an apartment based on factors like square footage, number of bedrooms, or some combination thereof- so for instance, in a two bedroom apartment with 1000 square feet, you may be limited to renting to a family of no more than four people(just a hypothetical number.)
