It's nuts.I suspect there are still some funds out buying up assets, and I know that there are some creative financing types, doing the old 'dueno a dueno' thing, owner financing, which might be a lot more prevalent these days, in our area, than any of us think.

But in general with turnkey the trade off is usually a lower return for not having to fund a property yourself and doing the rehab etc .

You really need to figure out what criteria you want to in a investor friendly  lender , one that funds %90 of a flip, gives mortage on a rental, easy cash out refinance etc.

I think you could easily find a money partner to put in the other $200k, but if you are able to get it to appraise for $2MM, you may not need it as a FMSBL is usually 75-80% LTV...
