If you take all the cash flow each year and give it to the investor for the first 5 years. then after 5 years you could refi 80% LTV  and have enough cash to pay him back his 29k.

That being said, as a new investor you should expect your buyer to request a buyers agent representation agreement ( which many should and currently do ) outlining his compensation, which can be structured different ways.
