I think I read in "The Landlord's Survival Guide" that you don't want your security deposit exactly equal to rent because that gives tenants the idea that they don't have to pay last month's rent and then I'm out the cost of any damage they did.

The carpet is so stain resistant that a Sharpie permanent marker cannot stain it; also bleach will not damage it.We also use stain guard pad with the carpet that will not allow liquids, and pet urine to penetrate into the pad or flooring below.When tenants moved out, we require them to have the carpets professionally cleaned.

I know I run the risk of being stiffed the final month and potential damage to home, but I have also heard renters can have the extra month rent applied through the course of the year if needed, so it makes no difference?
