It is a volume game.Whatever net proceeds you'll get out a successful sale will go right back into the business for marketing and overhead and you need to realize this it takes a year or more for the average investor to be able to be successful enough to do this full-time.I and others on this thread do short sale flipping successfully, but most of us have other strategies as well.

In general, though, when the hot water expands upon heating, the additional volume (usually 1/2 to 1 gal for a residential system) will just expand into the municipal system or if you are on well water, into the well expansion tank.
