The tenant (prior to my ownership) replaced a few light fixtures and put new flooring into the living room.  

I'll probably spend less than $100 on hot dogs, hamburgers, chips, soda, and plates/cups, but it will build a lot of goodwill in the neighborhood.

Followed by a fireside chat, a cup of Sanka, and some butterscotch candies ;).

Vacant building coverage (replacement cost) to cover damage to building, replacement of property, rehab costs, debris removal, theft of newly installed fixtures/appliances3.

I've been researching the Decatur and other parts of Atlanta for years now and have some insight that I'm always happy to share over a cup of coffee.

The countertop and fixtures are old so I can replace this without a huge cost. 

I would welcome a cup of coffee if you would like to talk about investing in the OC. 

I haven't rehabbed anything (yet), but one advice that stuck with me from listening to one of the BP podcasts was to look for materials/fixtures that you would use on all your rehabs.
