Everyone thinks it's so hard well 90% of that is in your own head.

In California, for example, most agents use a Residential Purchase Agreement issued by the California Association of Realtors.

The California Association of Realtors’ Pet Addendum (CAR Form PET) states the following:“Tenant is responsible for and will be charged for any damage to the Premises caused by their pet(s), whether [listed on this form] or “just visiting.”

My feelings are that this is one of the few condo associations in this area that allows rentals and I'm grandfathered in.

Government run economic agencies, The Chamber of Commerce, heavily experienced Realtors in that area, current Housing Associations, heavily involved Banks involved in the local financing may all be successful at helping you to find the right information you need that will help you decide on to what to do.
