I've never paid to advertise.I consistently use Kijiji and its very effective in Hamilton, ON,I've also had good success with lawn and window signs.Keep it up...sometimes you need to be patient.Oh and I feel for you regarding cancellation/no-shows...Ive driven an 1.5hrs through traffic to show a place and the people didn't show....man can be frustrating....but once you have some solid tenants in place, more than makes up for it!

I'm finding more and more I need to calculate at 80% of GOI to account for vacancy and loss to lease.Single family house so all utilities, lawn care, etc are paid for by the tenant?

It's developed as it can get, and either side of the parcel are already developed.Here are the expenses:Snow removal - $20 per snow fall (seems concerningly low)Lawn care - $25 per week (seems about right considering there's very little grass)Insurance - costs her $1600 a yearTaxes - $8100 per yearWater/Sewer - $175 per monthShe acknowledges her rents are very low, but attributes her 100% occupancy rate to the low rents.

I'm thinking water, heat, sewer, garbage, lawn care and or snow service, etc.Also, I'm assuming the taxes and insurance are zero since you rolled that into the loan.At first glance the numbers seem ok.
