For my current situation i definitely prefer to get a place that id live in( would probably look to breakeven worst case scenario or perhaps a minor loss in the beginning).

Explain to them your only concern is trying to get it rented in Jan which is the worst time to try and get a place rented.

As has been mentioned above, the worst thing you can do in such a situation is go in being able to juggle loans (see Uncut Gems...good movie even for investors to check out) that ultimately can turn into gambling when you don't know if you're numbers are going to bear out and you're going to hit a profit that makes it worthwhile in the end.

@Sandy Gabin i anticipate the worst case scenario, so i would assume there would be heavy traffic throughout the house. im going to preserve the wooden floors for when i decide to sell the home (would appraise higher). the current town i own a duplex in has a rent range of $1,400 to $2,000 on the same street. the higher end apartments have hardwood floors, and laminate waterproof flooring in the kitchens.
