I decided to gamble on appreciation and overbid on a duplex that will have good cash flow in Oak Park after losing another all cash deal (I bid all cash, over asking and was outbid by a buyer with similar terms with an offer “well above” mine on a different property in the same neighborhood.

I am curious to know if the fees saved are worth the investment and infrastructure cost (web site creation, credit card processing fees) to set up the website.Thanks!

If you're counting on appreciation, then you're gambling - doesn't matter where we're at in a Real Estate cycle.

Their web site is a free resource with links to your state law but I highly recommend the book for some of the practical advice they provide.You need to start educating yourself today, not the day your tenant is 14 days late on rent or moves in five dogs or...you get the idea.

My suspicion is that they will eventually buy out Expedia.I have also developed my own web site to market our property. 

It would have taken me much longer web browsing for each of these pearls of wisdom!
