This is the extra money you have in your pocket at the end of the month to either enjoy with your family or spend on unexpected expenses.  

It is rare to not find unexpected items and/or increased costs during renovation so $45k could easily turn into $55k.  

You will be surprised what 3 years do for you, at which time you can change course, 1031 to a larger multi, etc...

We've met with a builder who suggested it's more likely a tear-down & rebuild than a rehab candidate.I unexpectedly lost my job in early October.

Labor and material prices here are considerably cheaper than a lot of places, but I'm also lucky to have found a couple of good reliable "handymen" (a retired HVAC business owner, a carpenter who has extensive electrical experience, and a couple of not-so-bright guys who are surprisingly good at roofing but nothing else).

I won't be surprised if we see prices come down 30-40% in the hottest markets.
