@Steve Vaughan I'm going out of town for a week and when i get back the deal is going to the table and some real numbers will be made.

Justin:When Thomas asked about legal non-confirming, I do not believe he was implying your house is not compliant with building and fire codes, but was asking if it conformed to local zoning by-laws.We have student housing as well and it has been our experience that most university towns have occupancy by-laws limiting the number of un-related adults in a single dwelling unit (usually to 3 - 5) which are specifically aimed at student rooming houses.  

@Brian Harris We are looking around the south side of Houston which includes: Missouri City, Rosharon, Manvel, Alvin, Pearland, Pasadena, Deer Park, La Porte, and small towns adjacent to these. 

It is a small town, tight knit community, but I went to school in this town and I think that will be to my advantage. 

In my town bike paths connect practically everything.

I'll agree with the previous poster- the biggest issue for out of town investors here is the lack of knowledge on the area.I have lived my whole life in the metro area, my parents were born and raised in Detroit (moved out with the white flight) and I still don't feel I know enough to start sinking money into it RIGHT NOW.
