If she doesn’t want to let you show it, then that’s fine but you’ll need to be more firm on the termination fee, maybe reduce fee due to special circumstances if she leaves it in great shape.

Check your local laws, but if it starts for Sept 1, tell them you need the new lease signed before Aug 1 because if it isn't signed, then they need to move by Aug 31 (or I guess the 7th) and you need to be able to get the place rented.

My advice is get your feet to the fire.I agree , if numbers make sense now, then chances are it may get better in future if I can re-finance it . but I am looking at almost half of CoC that people say to expect.on my first property I am getting around 7.8 % CoC and on this If I get numbers right , it is 4.9This is what is confusing to me whether I should go for it or drop it , Considering CoC.Other than Location is good, Property is good
