There is more safety in owning a property outright.You should study the benefits of both, apply them to your situation, and then determine which option is best for you.

That cost can be from $500-$2000 depending on how difficult the situation and if it goes beyond one appeal. 

So here is my situation, im currently in the military and I have a year left.

The problem is that from 8:00 to 5:00 I cannot freely and constantly answer my phone, so I'd like to know what are ways that you may have dealt with a similar situation.

What you will learn from YouTube (even if you are unable to completely address the situation yourself) are things like: what caused the problem in the first place (so you can prevent it in the future), what is the cost of fixing it yourself (as a reference point in the future to determine if it's worth hiring someone else to handle it), and basic diagnostic/problem solving skills relevant to whatever you are having trouble with.In regards to how to handle the tenant: It is critical that you set and manage expectations.

That worked out OK since I knew the area really well and own other properties there, but I would have been really concerned to use that agent in a situation where I didn't know what was going on.  

If you're highly cash-flowing as you say, stop messing with banks. start working with lenders that are tailored to your needs and situation as an investor.
