Is this a viable strategy or frowned upon/illegal?

My strategy is to secure a line of credit on the equity in my current home and use that to buy and hold a rental property under my name before transferring it to an LLC.

What's the strategy with using investment property to pay for college with a rental?

Our exit strategy would be to move out and rent it out in about 3 years.

@Bevia ReevesI buy and hold...then sell after 5 or 6 years.Everyone has a different strategy.  

I am pretty sure I take all the deductions I'm due and I've vehicles such as as solo 401K, self-directed IRA, Roth, etc. but I think I might be missing out on larger-picture strategies for investing and tax savings.
