Fountain Square, Bates-Hendricks, Garfield Park, and Irvington are some other really good neighborhoods there. 

The structural engineer will tell you if you need to make your footings bigger and what size header you will need.

As you go west from Tremont & Ohio city you will hit the Gordon Square around the W 65th area.

Will be good another 5 years Kitchen: 20+ year old formica cabinets, black appliances and drop ceilings to 8' height --> gutted kitchen revealing original 9 FOOT ceilings and opened the entryway up more!   

I painted the entire interior of one of my rentals for 2k, that one was 850 square feet.

I arrived at that from lots of Googling to find $150/sqft a reasonable price and assuming the house would be 1,100 square feet.

Well not the real one but a 14,000 square foot replica  just outside DC in McLean VA. 

There were two square titles that were damp and covering a basketball size hole in the shelving from continuous water damage (unreported).

I would think vinyl stick squares would be the cheapest water resistant flooring but it wouldn’t look great over the cracks in the planks.
