If I do get the license at this point I could at least have should I want to become a realtor or something but overall I'm still struggling with some confidence in my sales pitch and such due to not having as much money as my family (please don't criticize me as I am thankful but feel that it's important I increase my overall value to the workforce and society for not only others but for my self-esteem).

Total investment - just over three years, many years of life taken off, and home would probably appraise around 400k (25k in the hole for all that labor/mental stress, NOT WORTH IT)My takeaway as an amateur. 1) a deep renovation is a bad idea. 

Gonna sell and 1031, get rid of stress.

You may eat a loss but it will be worth it in lowered stress and constant money pit that this house has become.

Stressful times lead to dumb decisions.

You may make less on each project but will more than make up for it by being able to do more projects with less stress.

Having someone for that is a life saver and eases stress

Lenders are under huge stress, many closing doors right now.

That feels like a scary way of saying the mania we've seen for 2+ years has ended.We haven't uploaded to the Cloud just yet, which means housing is still a fundamental necessity of society.

That's why I stress the importance of building a relationship first.
