I'm like tell 5 year old to whatever they do do not play with the matches that were "accidentally" left out.  

My agent gave me lists of homes that match my price range, and my area to work in.

I don't match well with my rating system to most of the posts here but it is my tool for my use and I am successful with it. 

I was hoping they might know offhand a few listings matching the criteria but it looks like its not that easy.

Always double check the written leases to make sure the amounts match up to what the seller is claiming.Also, check the rental comps to make sure the area can sustain the current rents.

It used to be $1,000 before, but in some deals I have under contract the minimum I have had to put down has gone up to 5% and in couple of cases it is 10%.In couple of FM REOs, the bank accepted all our terms except wanted 10% EMD.As for POF, in most cases sellers do want to make sure the name on the bank letter matches the buyers name on contract. 

If Home Depot has a close sidze you can go with that, not everything is wall to wall these days and you can buy a matching mirror for $50-100.For The master bedroom see my comets on doors.  

Most people want to be in a matching neighborhood and the same social bracket, income level etc.

And I had no intention of trying to match that carpeting.That is the one thing, though, that most people forget.
