This being my third flip I am feeling pretty good going into it, and feel that my organization/planning skills are vastly improved from the early days. 

Currently I am going through a counseling/coaching course to build my skill set while working towards creating my own businesses.My ultimate goal is to buy and renovate real estate to flip on the market.

The property has unique (to say the least) challenges that require an equally unique skill set to solve.

I'm hoping to use my skills to help me become the real estate "tycoon" so I can be more involved in investing.

It might require you to change your plans for the investment somewhat, however.You mentioned that you had wanted to start out in wholesaling; I completely understand why someone would want to move away from that, but some of the skills you'd use in wholesaling could be useful to you again.

I will use my sales lead generating skills while i was in real estate sales.

If you have the raw materials of a good deal take it to someone who already has the skills and funds to execute it.

Then do find a mentor that teaches that skill and learn all you can.Good Luck,

As of right now I work on the electronics portion of our fighter jets so I've got some great problem solving skills under my belt.

My current background is in social work and so I'm looking forward to using my skill set that I already possess in connecting with tenants.
