I should still be eligible for the credit for a partial year at least, (it's a primary residence with partial year tenant agreement) but breaking it down may not be worth the pain/complication of filing since it's less than $50.

Therefore, some of the quotes you got from the previous day are worthless the next day.I once tried to do a commercial policy for several properties, but the price was even higher.All LA landlords feel your pain as only a few companies insure rentals in SE LA and the ones who do are either overpriced or have extreme conditions in order to obtain the policy, such as you must rewire the entire building, or install a firewall between units.

And the "normal wear and tear" can be a pain, as, for instance, my last turnover, the carpet was in like-new shape when they moved in as a single person lived there since I installed it, then in one year the new tenant completely trashed it (tears down the middle, etc.), and I can only charge them a portion of the cost of new carpet simply because of the carpet's age.
