I should still be eligible for the credit for a partial year at least, (it's a primary residence with partial year tenant agreement) but breaking it down may not be worth the pain/complication of filing since it's less than $50.

And the "normal wear and tear" can be a pain, as, for instance, my last turnover, the carpet was in like-new shape when they moved in as a single person lived there since I installed it, then in one year the new tenant completely trashed it (tears down the middle, etc.), and I can only charge them a portion of the cost of new carpet simply because of the carpet's age.    

That will remind him of the pain of those decisions and reassert you as a solution to his problem (albeit a First-World-Problem).

I know a guy who has like 27 units in north Minneapolis and and from what he says it's a pain.  

Subs are a pain in the a$$ unless you've got a solid GC with good contacts.
