So far I only have two rentals that are self managed they are newer sfh wich take very little of my time .i will be getting a multi family this year and will use property maneger on that since I work around 65hrs at another company .So you can be very flexible in real estate  good luck

However, generally self-employment also needs to pay FICA tax (15.3%) , but rental income actually is exempt form FICA part.

The buyers are living in the home they intend on purchasing, and working on qualifying for that loan as soon as they can (but they can't obtain financing right now because they're self employed, new in job/area/industry, or need minor credit repair before they can get a loan).Any lease option investor that doesn't embody the mantra of this, will fail miserably, and quickly.

if you feel you are more inclined and confident in sweat equities, go to REIA MEET UPS and offer barter for your sweat equity skills...Or if your inclined to keep a solo low profile..Find some cheap vacant residential acreage that may be dividable and call a survey company and divide it and sell it for a mark up or owner financed with enough down to cover your costs and maybe keep a chunk for your self...

The home can have up to THREE extra Units - but if it does have more than two, there will be a self-sufficiency test whereby your mortgage would need to be 100% covered within 75% of appraised rents from those other Units.
