I know that the deals I am seeing will perform better than things in smaller markets because here I can control my tenant selection better, have better controls on maintenance, and overall do a better job on upkeep.

Then go to search court records, then click case search, then choose to search by case type, click civil case, click mortgage foreclosure, select a date range and it will give me a list of all foreclosures filed within the time period.
