I also did a street view from google to look up and down the street for trash, junked cars, signs of the ghetto and it from what I could see it looked pretty clean.

I have not done this, but one investor here suggected the ballsy move of placing a yellow "we buy houses" or "Rent to own" sign in the yard of the vacant.
