@Luis Barberi I would highly recommend you look into due diligence groups like @Ian Ippolito group.Ian can speak much more intelligently about it but I would google The Real Estate Crowdfunding Review and the 506investor group. 

Our realtor got is a bid for paint and it was more than we wanted to spend on both carpet and paint.

He said signing a contract wasn't necessary, but did give us a cost estimate after reviewing a set of house plans.

My point is its not that expensive to treat for them, you probably don't need to "tent'' the house to fumigate or anything like that, beware of good exterminator salesmen that convince you to spend several thousand dollars on treatment.

REIPro you can search and filter down to multifamily, but contact information costs a lot or you spend time skip tracing yourself. 

When looking at points do the math on the money you would be spending in relation to the property you're buying and you'll get your answer.
