You can work on your own or see if you can find a good investor and help/join with them and grow.

When reading this book I had flashbacks from when I was growing up.

And remember, since you are using leverage your return will be higher compared if you were using all cash purchase.

I'm looking to expand / grow into larger multi family and wanted analyze a deal with 12 - 14 units in a condominium complex.:  12 are owned by 1 owner and 2 others are separately owned. 

For duplexes, I remember seeing a couple properties pop up last week around there in the $180k asking range with market rents that may get you to the 1% rule.

Transferring money within FFB takes seconds and transferring outside FFB may take a day or so; I don't do it very often and don't remember it taking very long.  

But I now have the following things that I cannot even put a monetary value as a result of doing it:A good and reliable contractor who is ready to help me grow my business and work on future projects.An electrician, who I met AS A RESULT of the my contractor.A great handyman and gardener, who I met, AS A RESULT of my tenants.A fairly thorough working knowledge of how to replace a roof, run plumbing, electrical, hang drywall, lay tile, and the overall costs associated with the replacement and repair of all these things.

My criteria list is growing.
