This is how I do it:Amazing tenants, think best ever, get an extension offer at either no increase if the market is HOT, or slight reduction ($50) if market is moderate as long as they sign significant (1+ year) extension.

Fortunately, we're also seeing home prices soften a bit, some price reductions and longer days on market so we expect those factors will help balance out the others.
