One more thing to think about - some of these C/D properties were high risk during the last real estate recession. 

Would you keep saving more money while waiting for the  market to start a recession/crash as it could be in the near future?

During the last recession, I was able to acquire several properties [including single family, homes, offices, multifamily properties and retail] and was able to stabilize my portfolio. 

Brokers with decent business won't bother with them.In a recession or in an area with lots of foreclosures being an REO agent is good.

Unless you have unlimited funds to keep supplying the asset, especially during a downturn, how do you plan to survive the coming recession?

And last recession it was the hardest hit around the bay by foreclosures. 

Other easy-to-install niceties are 1# kitchen range hood that vents to the outside (a lot of places just have microwaves the vent back into the room), #2 recessed lighting with dimmers instead of a single boob light, #3 replacing old beat-up trim boards with new trim boards.
