As I said, my reality has cash flowed more than what the 50% rule projects.  

So it is probably less complicated than you are imagining.Changing the membership interests internally under the direction of your accountant to reflect reality is probably not a problem.  

I am looking primarily at single family houses but i'm not apposed to multi family or commercial reality.

@Jay Hinrichs, I really appreciate you speaking up here, because Guru's just like to throw it out there frivolously, but reality is that there is a lot at stake here.I've had to carry & repair a few when tenants did the wrong thing, but certainly haven't had the experience of hundreds, so it's good for me to here about the experiences of you & your father.
