Almost a year later they took the funds back from me and wouldn't honor the payment and left me on the hook for it.Airbnb on the other hand has paid me in full for all damages and any other problems I've had.

Your PM needs to have an excellent reputation and ability to get quality tenants and retain quality tenants, raising rents (nuisance increases yearly).Some people on BP have reached out to me and are on their 2nd or 3rd PM after 1 or 2 years of ownership.

If you take an application fee and you had a prior applicant pending and they qualified,, and they paid the deposit and signed everything,, then if you had a back up application waiting you'd return the funds to the applicant and not run the form.
