I would highly recommend, if you do condos to stick with 2+ bedrooms as they are renting quicker than the 1 bedroom units.

From what I've read/heard about refinancing into a 15 year mortgage, on one hand you would be forced to pay down the property quicker but it would negatively impact you when trying to buy future properties as your debt to income ratio would be higher and that could hurt you when trying to qualify on a new property a few years down the line.

I find the following:Occupied unit needs roof leak repairs on the ceiling and the roof(approx 16sq ft)Occupied unit Surface mold remediated in the bathroom (approx 4sq ft)All 3 units need bedroom carpets replacedAll 3 units have the possibility of lead paint being used(haven't received disclosures yet)All 3 units need cosmetic repairs in bathrooms and kitchensExterior needs new paintTree hanging over roof, needs to be trimmedPossibility of rats as told to me by occupantsCabinets, floor laminate, electrical, plumbing, doors, windows are in good shape.The RE environment here is pretty competitive, the quicker I decide the less risk there will be of losing this property.

You should consider refinancing after the home is rented so you can take some cash out of the property to move a little quicker in your buying process.
