@Joseph A Gonzales make sure you have money already saved, bills paid atleast 6 months ahead, make sure you know what your doing fluently and me personally I wouldn't do virtual wholesale unless I've already master traditional wholesaling!

I specifically put in my ads the info they need to text or email me directly, which tells me if they actually read the ad or are just pushing the respond button on every single ad within their desired area and price range.

@Tim Kaminski if you are keeping this property for more than 3 years then I would suggest to go ahead and move forward with the transaction.  

But if you do your homework ahead of time then you are ready to strike when the deal shows up and when you see it, you'll know it.

IF there is not, I'm just going to go ahead and pay off those loans before those interest rates come sneaking up on us agian.
