Would switching the property to my LLC help for looking for future investment properties?

@Caleb L.I would say it is fine, so long as your job is not just to find a property for an investor by middle man communications between a broker and the investor for a small payment (pretty much what a broker does).

I bought a wholesale property last January using a hard money loan with 80k in renovations.

The property portal’s new forecasts call for national home prices to rise 2% in 2024, and just 0.9% over the next 12 months (now through September 2025).

I have properties in the city that I allow pets bc I know those tenants will be required to clean up after them per city laws.

I have a mix use building in CT. the ground floor tenant is a bar/restaurant that recently moved in. they got a $2M General liability insurance and is asking if that's enough. or if they should get an umbrella. the property is valued at around $700k, fyi. where can i read up on best practices for such a case?

I am trying to finance my repair and renovation for a duplex investment of 2500 sq ft property that I recently purchased.

My wife are in escrow on our first rental property purchase (in the Columbus, Ohio market) and are underway with inspection, finalizing the loan, getting quotes on homeowners insurance, interviewing property managers, etc.

Macon, GA, has plenty of potential for this strategy, especially with its affordable property prices and rental demand.
