Although more costly than seed alone it produces great results.

They should be able to produce a police report.

Rentals with leverage produce relative small returns.

My time is better spent on activities that produce income at a higher rate.

I am pretty much open to any decent areas in Texas...Here is the criteria though:Property must be income producing after debt serviceProperty shall be 1980's OR newerProperty have minimum 4 units No month-to-month type of tenants...looking for long-term stable tenantsThanks..

Your original plan of owning income producing properties is what I would consider investing.To your question of is rehabbing a good way to start and build up cash.

I have my own portfolio of Detroit rentals, producing up to 18% net yield, as do each of my partners.

Anything that takes away from my commercial brokerage activity to produce a return is a job and not an investment.
