Or maybe that was the first time i got Rental Manager (dont remember). but i know there was a reason to upgrade.whoever said to get the old version thought is correct. the "big" improvements they do from one year to the next are a joke. it's barely worth the paper they are printed on. all i need is Reports, Download stocks, Adding houses as accounts, etc. who cares about the other "fluff" they try to pass as "groundbreaking".Aaron, i wish you could remember what alternatives you researched.

My crystal ball is broken but I do not see an abrupt crash in prices coming this year due to all the printed cash (some 25% of the total worldwide money supply created in the last 12 months) but certainly data is showing a cooling off period is in store somewhere in the near future.

My concern as a newbie in RE is that most banks want a 10 to 20% down.There goes my savings or the opportunity to be able to buy or invest in other properties.I have been thinking of “Subject to” deals, I guess with $100,000 I can acquire a couple of houses andnot be enslaved with the bank for the next 30 years or so.Also, our credit is crapy and we have poor income tax proof cause we are self employed in a print shop.I greatly appreciate the help in this forum, I wasn’t aware to get results so fast....i guess i dont have to divorce my huby after all:)Thanks

They would expect just to throw money at both, do nothing and voila....guaranteed 8% return.Without true understanding of risk , leverage, margin call, DTI debt ratio, appreciation/cash-flows ; this is bit hard to answer.If they want to compare with CD, then it would be easier to answer, as return is almost guaranteed and truly passive.Expecting average 8% return from stock index for the next 10 years, are kinda dangerous assumption as well as we're on the slowing path of economy for next decade, it seems Fed is going to print money more carefully which would affect the trajectory of stock index/401k appreciation as well.
