If your plan is to move out of SD and be physically present and repeat the process you will retire in a year or two.

It doesn't matter how you get in to the material, whether by audio, electronic or physical books, just keep absorbing the information.  

But I do recommend keeping an eye on the available tech because I don't think it will be long before physical proximity is unnecessary.

Whatever you do have a termination notice built in that you can exercise fast if things do not work out.

By house hacking, your expenses are ameliorated (to less than rent hopefully), and you wouldn't need to repeat the exercise after a year unless you wanted to scale your investments quickly.

Your posts indicate you have done lots of due diligence already regarding the physical condition of the property and the numbers look pretty good.
