I bought a house last year after inspection A general Inspection report showed everything is ok with the plumbing. nothing came up. last month I had some warer backout issue coming up from the bath in the basement, ordered a plumber. 

In 2 different cases, I had to pay someone to come behind their service providers to fix the issue that they were supposed to have repaired. 

You could end up with multiple inspections being done before even going under contract, inconveniencing the sellers and potentially causing property damage from invasive inspectors, hurting the listing and keeping the property on the market longer while the issues are resolved.

All this time in this business and can't believe nobody at any seminar, meetup or event has shared this. in summary:• Hired roofer did a bad job after paying him close to 30k• City inspector PASSED and APPROVED the permit!

@Olivia SvrchekBeing mixed-use in itself isn't usually the issue. 

If after 6 months you find that you don’t mind collecting rent and dealing with the occasional maintenance issue then it might be time to start thinking about how to go about buying your next property.

The issue is due to the floorplan, I am having issues having an idea on how to reorganize the kitchen.Does anyone know or recommend an interior renovation design that could provide a design idea?

Has anyone else experienced issues when purchasing properties after foreclosure? 

Of course, there is an issue of where do you live for that period of time to establish that you 1031'ed into another investment property...I agree with @Michael Plaks, I don't know how you figured that savings...As for "...harder to sell to potential buyers," the 1031 transaction is mostly transparent to them. 

With that said, I've found this the most successful part of the venture in the short period more so than the destination spots.Fortunately, no issues, but it's been a very short amount of time.
