I think I was just impressed by the integration with vendors such as Uber/Lyft, etc, where you have a lot more flexibility with the approach;  variety of drivers/routes, access to several different target markets, and it's less permanent or less focused to just one vehicle like a bus ad or a car wrap.

They will do a commercial loan on a residential property and they are much more concerned with whether the unit will cash flow on paper (if you have tenants in there with leases it helps a lot) rather than your DTI.

@Dale PlantThe last time around, it took 3-4 years before the tumbleweeds rolled in and price returned to the planet.Another thing to keep in mind is much of the {camp} housing is not permanent, but trailers and semi-permanent accommodations.
