As George mentioned, there may be other ways to structure this or similar investments that will not trigger UBIT.

We are looking into forming a partnership with a lawyer instead of having to pay each time we need a new form or service.

If MF, you acquire property in LLC and have a partnership agreement drafted by an experienced attorney.If you decide to setup a LLC anyway...I suggest a Delaware LLC for various reasons. 

After a few estimates and in and out the property, I pulled the trigger and got the person down a couple of grand to replace the roof.

@Natalie Kolodij, I agree with the others, 2% are harder to find but are out there if you are ready to pull the trigger when they show up.  

Does everyone bring something tangible to the partnership? 

This would be my first partnership if you can call it that but I see it as more of a financial investor than partner.
