None of the tenants has any paperwork, actually the landlords just didn't bother with rental application nor did they with lease.

In Oregon any financing of a 1 to 4 unit is covered by dodd frank..... although if it is investor to investor the paper work is minimal but you still need an NMLS license.I believe AZ is the same way ..

Yeah, I'm a little confused too, although I guess if you put the house under contract in the name of the land trust you dont have to assign it.Not really a good way to put a wholesale fee in that paperwork, you are basically selling the beneficial interest of the trust instead of assigning the contract, it'd be a separate agreement.

Draw up paperwork that she has to sign first before you agree to let her stay stating that she promises to move out no matter what on May 31st because of her job situation so it would be in theory easier to evict if she try to stay past May 31st.
